Our services
Check what you pay. Keep watching it. Get help at renewal.
Each step leads naturally to the next. Every fee is fixed and quoted in writing before any work starts.
TenSure Check
Fixed fee, quoted in writing
A once-off review of what you pay against what your lease allows, with a written report. The standard Check covers 12 months of statements; longer periods by quote.
Standard Check scope: your signed lease and addenda, up to 12 months of monthly statements, and any available annual reconciliations. Included after delivery: one walkthrough of the report, of up to 45 minutes by video or phone, and written answers to your clarification questions for 30 days.
TenSure Electricity and municipal review
Fixed fee, quoted in writing
A narrower review of metered utilities and municipal charges.
For gross or fixed-recovery leases where electricity or water is sub-metered or apportioned.
TenSure Watch
Monthly or annual
Ongoing monitoring of your monthly statements, with alerts when a charge moves out of line.
Each new statement and annual reconciliation checked against the lease; escalation and renewal alerts; benchmark updates.
TenSure Renew
Fixed fee
Preparation for your lease renewal: what you pay today, how it compares, and which terms to address.
You negotiate with your landlord; we prepare you with the current cost position, benchmarks and terms to raise.
TenSure Recover
Fixed fee
Where a review finds a verified error, we show you how to raise it: what to ask for, which documents to request, and a suggested letter for you to send.
Supporting calculations and a draft letter for the client to send.
Advice, not representation
Every TenSure service gives the client findings and guidance: what the lease allows, what to query, what questions to ask and how to resolve them. The client deals with the landlord directly. TenSure does not represent the client in discussions, correspondence or negotiations with the landlord or managing agent; where appropriate, it may be available under a wholly separate written mandate, on separate terms and fees.
Three classes of finding
Verified discrepancy. The documents confirm the amount. Only verified discrepancies count towards the total verified billing discrepancy.
Contractually unsupported charge. Billed without a basis in your lease; raised by asking the landlord for their contractual basis.
Potential discrepancy. Needs further records before it can be confirmed. Shown for information only.
