About TenSure

Your bill, read the way it was built.

TenSure is led by Chris Rencken: twenty years inside South African commercial real estate, much of it spent structuring recovery regimes from the landlord's side of the table. TenSure puts that knowledge on the tenant's side.

Why experience matters

A statement only makes sense if you know how it was put together.

Recovery charges are built from lease clauses, apportionment schedules, meter readings, municipal tariffs and annual reconciliations. Each step involves a choice. Checking them properly takes more than arithmetic: it takes knowing where those choices are made, and what the lease actually allows.

01

Where errors arise

Participation quotas that do not match the area schedule, sub-metered electricity resold above the permitted tariff, vacant space absorbed by occupied tenants, capital work billed as maintenance. These patterns are recognisable once you have built the schedules yourself.

02

What the lease supports

Every finding is traced to a clause, a schedule or a published tariff. If the lease supports a charge, we say so.

03

What can be proven

We separate what the documents confirm from what is merely unsupported and what needs further records, so you never raise a figure you cannot stand behind.

04

How to raise it

Landlord relationships matter, especially before a renewal. We tell you what to ask for and how, and you stay in charge of the conversation.

Twenty years in South African commercial real estate, built from the ground up: leasing space, running buildings, restructuring debt and working through distressed positions, then investment structuring, repositioning and development advisory.

A large part of that work was on the landlord side, designing how operating costs, utilities and municipal charges are recovered from tenants. TenSure reads your charges with that same understanding of how they were meant to work, and where they tend to go wrong.

TenSure began with referrals: tenants who suspected their charges were wrong and had no one independent to ask.

How we work

Experience, made repeatable.

Structured reading

Leases and statements are read into a structured record, so every clause, rate and amount can be traced back to the page it came from.

Consistent rules

Each charge is tested against the lease and tariffs using the same rules on every Check, so results are consistent and reproducible.

Senior review

Material findings are reviewed by Chris before your report is issued, and every figure in it can be traced back to its source.

Independence

On the tenant's side. Accuracy, not intent.

TenSure does not sell its findings or benchmarks to landlords. We check your bill against your lease and never attribute motive: whether a charge is wrong by design or by accident, you overpay the same amount.

TenSure is a trading name of Prizm Property Partners (Pty) Ltd, an independent property advisory firm based in Kloof, KwaZulu-Natal. Reviews are delivered remotely, so we work with tenants nationwide.
